I'm in east kent and there seem to be two options for land with god road access at the moment - horses and car boot sales. I know the owner of one plot of land who uses it for weekly ca bot sales - it makes 10 times more money than any fo his otehr agricultural land
If you want some idea of what land in the area is selling for then take a look at the wardandpartners.co.uk and cliveemson.co.uk which are the 2 main auction companies covering kent
There is also an estate agent based in the canterbury area called "equine" or something like that (sorry can't find a link at the moment) whospecialse in homes with land enough for horses. It might be worth trying them with just the land.
Or if you do manage to wangle planning permission then let me know cos I have a simialr plot of land. My neighbours have offered me £5k for it as they clain the land isn't worth any more than that to me. But it would add £50K to the value of their home so I don't see why I shoudl gain nothing by the transaction but they gain a shedload. Just highlights the prolem of valuing the land. I've suggested £27,500 so we all gain the same but they aren't interested.
