PROPERTYSPY – ANDREW HUGH BECKINGHAM & CRAIG MALVIN TUCKER

Information re “PROPERTYSPY” for those who were cold-called and “persuaded” to buy subdivided plots of land, thereby enhancing the personal wealth of Andrew Hugh Beckingham etc.

The directors of “propertyspy” referred to below are: Andrew Hugh Beckingham and Craig Malvin Tucker. The farmers around Redbourn - Gaddesdon Row – Markyate – Studham (North Hertfordshire/ South Bedfordshire) will be familiar with them.

Note the following 3 statements in this article, published in May 2007 – as quoted by Craig Malvin Tucker:
1. Property Spy managing director Craig Tucker said: “Property Spy has decided not to continue selling plots of land, following a review by the FSA.”
2. Craig Tucker said that a new company “Insite Land Investments Ltd”, owned by the same directors and based in the same building, would market future plots, operating within the FSA guidelines.
3. Craig Tucker said: “Property Spy will continue as a more conventional property marketing company, producing a magazine”.

Let us examine those statements for veracity:

1. Whilst “Property Spy” (sic) may have decided in the spring of 2007 not to continue selling plots of land, following a review by the FSA, the fact remains that Propertyspy plc was only one amongst a plethora of companies based in St Albans and controlled by Andrew Hugh Beckingham and Craig Malvin Tucker. The others DID continue selling and marketing plots of land. For example, in November and December 2007 a field outside the village of Hockley Heath, east of Solihull, in Warwickshire was marketed and sold as 149 subdivided plots, ostensibly by Stephen Ronald Watkins T/AS Consolidated Land UK, whilst the land in question was under the ownership of Oakton Land Ltd, (now of Chaucer House, 4 – 6 Upper Marlborough Road, St Albans, AL1 3UR). At the time Andrew Hugh Beckingham and Craig Malvin Tucker were both directors of Oakton Land Ltd, St Albans as well as both being directors of Propertyspy plc, St Albans and as well as both being directors of Insite Land Investments Ltd, St Albans. This example is just one instance.

2. What Craig Malvin Tucker says is very misleading, because there are in fact no FSA guidelines in respect of marketing plots of land! Insite Land Investments Ltd was formed on 12th March 2007 with directors Andrew Hugh Beckingham and Craig Malvin Tucker. The registered office address = Chaucer House, 4 – 6 Upper Marlborough Road, St Albans, AL1 3UR. This company then suddenly switched to selling wine rather than land and changed names on 3rd June 2009 to “Sommelier’s Friend Ltd”. http://sommeliersfriend.com

3. The so called “magazine” turned out to be nothing more than a collection of webpages, assembled under the title “PropertySpy plc – Property Magazine” and placed on the following website in 2007 after the previous content had been erased:

You will notice the website is headed “Propertspy plc”. But this is deliberately misleading for the following reasons:

a. propertyspy.com, propertyspy.net and propertyspy.org are all domain names owned by a company called Internet Telecom Ltd (and were ever thus). They were never owned by Propertyspy plc.
b. No company actually even exists any more called Propertyspy plc.
c. The website breaches the UK’s e-commerce regulations.

According to the non-logic of Craig Tucker, “a more conventional property marketing company”, must mean a company that never actually markets any property! Because the website magazine www.propertyspy.com consists of nothing more than a collection of generic, desultory press cuttings, the most recent of which dates from 2007. Indeed the headline article is about Gordon Brown’s Budget Speech 2007, and headed as “LATEST PROPERTY NEWS”!!!!

From the whois information listed below about the above-named website domains, it is evident that the website has not even been accessed for updating of any sort since 2008!
