My mortgage companies all wanted ASTs lasting a minimum of 1 year. They never specified a maximum. Many estate agents are lying scumbags. Contact your landlord directly: he may not be aware of what the agent is up to. The landlord's contact details have to be on the AST by law.

What will happen if you refuse to sign a new AST now: would the landlord object to the existing AST becoming periodic?
